What Does a Mid-Term Inspection Include?

Compiled at the end of the tenancy, the check-out inventory report details changes in the property’s condition, damage and wear and tear. All backed up with photographs and a description of the issue. The original documentation will be used as a point of reference, and the clerk will provide details on where they believe the liability sits. The check-out inventory includes:

  • Room-by-room conditions, including the outside of the property

  • Test smoke and CO2 alarms

  • Speak with the tenant, note any concerns, and log maintenance needs they report or we observe

  • Capture photos of each room and close-ups of any specific issues

  • Provide a concise summary of findings

Tell us how many properties you need covered, your preferred frequency, and whether you want us to clear a backlog, take over ongoing visits, or both.

Arrange dates

We agree a schedule and time windows that work for your tenants and our team. Priority properties are booked first.

Notify tenants

Typically, the agent informs tenants that a third party will attend on the agreed date.

Carry out inspections

Attend on the agreed date and complete the mid-term inspection, documenting the condition with photos.

Report findings

You will receive a PDF report by the next working day. If we find anything urgent, we phone or email you the same day so you can act quickly.

How much does a mid-term inspection cost?

A mid-term inspection costs £45 + VAT per property.

Do tenants need to be at home for the inspection?

No. Tenants often prefer to attend so they can raise any issues, but it isn’t required. With your instruction and proper notice to the tenant, we can use management keys or a key safe.

How often should mid-term inspections be done?

You set the frequency. 6 monthly is common. Some portfolios choose 3 monthly for new tenancies or 12 monthly for settled, low-risk lets.

What is the purpose of a mid-term inspection?

To record current condition, spot maintenance early, and complete basic safety checks, such as smoke and CO2 alarms. Photo evidence is included.

How long does an inspection take?

Typically 15-30 minutes depending on the size and condition of the property.

How is access arranged?

Agents usually notify the tenant and provide keys. We can meet on site if preferred.
