What Does a Check-Out Inventory Include?

Compiled at the end of the tenancy, the check-out inventory report details changes in the property’s condition, damage and wear and tear. All backed up with photographs and a description of the issue. The original documentation will be used as a point of reference, and the clerk will provide details on where they believe the liability sits. The check-out inventory includes:

  • Full comparisons of the property from the original start of tenancy documentation

  • Highlight any new damage such as broken doors, chipped countertops, holes in walls, chipped paintwork

  • Identify any missing items, including furniture, white goods, keys

  • Comparable photos of new issues to that at the check-in

No, the check-out can be completed without the tenant being present. We are happy to collect the keys from the agent if needed.

Do you provide recommended costs for tenant issues?

No, this is not a service we offer. We remain completely impartial and do not provide costings for tenant issues. Costs can vary significantly depending on the nature of the issue, and as an unbiased third party, our role is to provide a fair and accurate assessment of the property’s condition, not to determine financial responsibility. This ensures our reports can be trusted by all parties involved.

Can I, as the landlord, do the check-out inventory myself?

Yes, you can do the check-out inventory yourself. However, it won’t be considered impartial, which could make resolving disputes over deductions more challenging. It’s always best to use an impartial third party for a fair and reliable assessment.

Who pays for the check-out inventory?

Under the Tenant Fees Act, which took effect on 1 June 2019, landlords are responsible for the costs associated with setting up, renewing, or ending a tenancy. This includes the check-out inventory cost, meaning tenants should not be charged for this service.

When should a check-out inventory be done?

The check-out inventory should be conducted on the last day of the tenancy.

How long does a check-out inventory take?

The duration depends on the size of the property and its contents. On average, a check-out inventory takes 1-2 hours at the property.
