When should an Inventory Check-In be done?
An Inventory Check-In should be done right before the tenants move in. Ideally, it can be completed just before their arrival, and we can even hand the keys over to them. If you’re having the property professionally cleaned, the check-in should be done afterward to ensure the inventory reflects the property’s pristine condition.
Can I, as a tenant, get my own Inventory Check-In?
Yes, as a tenant, you can arrange your own Inventory Check-In, but you will need to cover the cost. Some tenants prefer to get their own inspection done, especially if the original check-in was conducted by the landlord or an in-house estate agent, as it may not be seen as completely impartial. Having your own inventory can provide extra peace of mind.
Do you meet tenants at the property?
Yes, we meet tenants at the property. We arrive before they are due to carry out the full report. Once they arrive, we do a walkthrough together, answer any questions, and then hand over the keys.
Do tenants need to be present for the Inventory Check-In?
No, tenants do not need to be present for the Inventory Check-In. We can complete the inspection without them, and the keys can be returned to you afterward for you to pass on to the tenants.
How long does an Inventory Check-In take?
The duration of an Inventory Check-In typically depends on the size and condition of the property. On average, it can take anywhere from 45 minutes to 3 hours to complete. Larger or fully furnished properties may require additional time to ensure everything is thoroughly documented.
Who pays for an Inventory Check-In?
Under the Tenant Fees Act that took effect on 1 June 2019, landlords are responsible for the costs associated with setting up, renewing, or ending a tenancy. This includes the Inventory Check-In cost, meaning tenants should not be charged for this service.
Should I get my property professionally cleaned before the tenants move in?
While it’s completely optional, having your property professionally cleaned before tenants move in ensures it’s in top condition and sets a high standard for them to maintain. Additionally, if you provide a receipt for the professional cleaning, the tenants are typically obliged to have the property professionally cleaned when they move out, helping to ensure it’s returned in the same condition.
I’m a landlord—can I do the inventory myself?
Yes, as a landlord, you can do the inventory yourself. However, it’s important to consider that an inventory carried out by an impartial third party is often more reliable and can help avoid disputes.
