Inventory Check-In

We provide clear, concise and detailed property inventory reports with supporting images throughout. The inventory report will detail every aspect of the property and is an impartial document. It accurately details areas such as floors, walls, ceilings, woodwork, doors, fixtures and contents, fittings, heating, lighting and windows, with extra detail on more specific areas, kitchens, bathrooms and external areas.

Documentation includes meter readings, a record of keys to be given to the tenant, any cleaning detail and testing of household smoke and carbon monoxide alarms.

Inventory check-in reports include:

Check-Out Inventory

Compiled at the end of the tenancy, the check-out inventory report details changes in the condition of the property, damage and wear & tear. All backed up with photographs and a description of the issue. The original documentation will be used as a point of reference which the clerk will detail where they believe the liability sits.

At the end of the check- out, our inventory clerks with do a final walk-through with outgoing tenants. All keys are then returned to the agent or landlord following the inspection. The report is then compiled and will be with you within 24 hours.

Mid-Term Inspections

Mid-term inspections are designed to give the landlords a clearer picture of the condition and upkeep of the property during the tenancy. Often the inspections may highlight maintenance issues within the property that may need dealing with sooner rather than later. We will observe and report on any damage and issues such as dampness, which may well affect the tenancy.

They are also a beneficial way for the tenants to communicate any issues they may have.
